In the meantime....the ideas flow

The fun part......

I've been spending a lot of time contemplating the features and design changes I want to incorporate throughout the house.  Thinking can be dangerous because naturally one thing leads to another....and another....and another.....

I've started a list of improvements I want to undertake.  I’ll elaborate on each down the road as they become the current issue of the day (not necessarily in designated order).

  • Remove all trashy trailer paneling wall covering.
  • Drop sheet rock ceilings in all rooms
  • Remove all old insulation
  • Rework and/or improve wiring as necessary to facilitate new features or the relocation of existing services (ie; appliances, furnace/AC, etc)
  • Widen all closet openings to full width of closet
  • Redesign kitchen layout
  • Add window to kitchen
  • Relocate appliances as appropriate
  • Gut both bathrooms down to studs
  • Rework bath and kitchen plumbing as necessary
  • Relocate (or install new) AC/Furnace to attic space
  • Relocate (or install new) water heater to attic space
  • Consider tankless water heater.
  • Consider installing gas lines to convert heating sources to gas (house all electrical at the moment)
  • Plumb for Central Vacuum system
  • Rework/replumb laundry facilities.
  • Replace solid front door with new glass insert type
  • Install two skylights (location TBD).
  • Replace all windows and sliding glass doors with energy efficient double pane equivalents.
  • Add series of small windows to master bathroom to let in natural light
  • Add skylight/solar tube to central windowless main bath.
  • Insulate all walls and under roof deck with expanding spray foam insulation
  • Replace exterior roof with standing seam metal roofing.
  • Demo the existing one car garage to return area to drive through carport
  • Redesign carport support structure to remove center support posts
  • Add electrical outlets around exterior perimeter
  • Add exterior under eaves lighting around perimeter
  • Dig French drain across front of house along road to handle run off
  • Add gravel or concrete driveway to carport.
  • Build round exterior storage shed to stay in sync with house.
  • Dredge creek to become full canal with seawall
  • Build new round garage also to stay in sync with house.
  • Clean and stain concrete floors (slab foundation) in lieu of any floor coverings.
I'm sure there will more to come!
